This investment involves the purchase of serviced apartments under a strata title ownership model, with fully delegated management. The objective is to generate recurring income through the operation of the property, while Kategora takes care of the day-to-day management. Owners also benefit from annual personal use, subject to the applicable terms and conditions.

We estimate an annual net yield of around 7%, net of all operating expenses.

The operator covers all operating, maintenance and management costs. Owners are only responsible for paying the annual local property tax (IBI).

The apartments are delivered fully furnished with high-quality furniture and all the equipment required to begin operations, including linens, kitchenware, TV, lighting and décor. The furnishing package is available at an additional cost, which varies depending on the apartment type.

Yes. As the full owner of your apartment, you are free to sell it at any time, with no restrictions. Kategora can also assist you in finding the best sales option.

The estimated yield is calculated based on the apartment's purchase price, regardless of its size, orientation or floor level.

No. The development is operated as a single asset rather than on an apartment-by-apartment basis. This means your return does not depend on how often your individual apartment is occupied, but on the overall performance of the property.

All income and operating costs are pooled and distributed according to your ownership share, which is determined by the purchase price of your apartment. The variable component of the return has no upper limit, although the estimated annual net yield is around 7% (fixed and variable combined).

Kategora, through its hospitality operator Kora Living, takes care of every aspect of the property's management and operations. This means you can enjoy a fully managed investment with none of the day-to-day responsibilities.

A fixed, guaranteed return is paid quarterly. The variable portion is paid annually, based on the property's actual operating results following an independent audit.

Flex Living is a modern accommodation concept designed to adapt to the needs and lifestyles of today's travellers. Following the success of Kora Green City in Vitoria, Kategora has expanded the concept with Kora Lluna in Valencia, Kora Kiliki in Pamplona and Kora Olea in Málaga. We continue to grow with new developments currently under construction, including Kora Lumen and Kora Mostra, further strengthening our flexible, sustainable and innovative hospitality model.

The initial management agreement is for 10 years, with the option to extend it for a further 10 years, providing a minimum of 20 years of professional management. At the end of the initial 10-year term, apartment owners will vote on whether to continue with Kora Living as the operator or appoint a new one through a competitive selection process. The decision will be made by a majority vote of the owners. Under Spanish regulations, the property must always be operated by a professional hospitality operator.
